Polyurea roof waterproofing cost is usually the first question owners in Egypt ask. The honest answer is that there is no single price per square metre. The figure depends on what lies under the membrane, how much material the roof needs and how many details it has. This guide explains each cost driver using the published data of a real, certified system. As a result, you can compare quotes on the same basis.

Why polyurea roof waterproofing cost has no single number
Polyurea is a two-component membrane. Crews apply hot-spray grades with a heated plural-component machine. The cured layer bonds fully to the roof.
However, two roofs of the same area can still differ a lot in price. One may be a new, dry concrete slab with few openings. The other may be an old roof with cracked screed, ponding water and many pipes. So a price given by phone is only a rough guide until someone surveys the roof.
The crew and equipment also matter. For example, the Polyurea Rayston datasheet (PDF) states that the product is for industrial and professional use and is not suitable for DIY application.
Seven factors that shape polyurea roof waterproofing cost
1. Surface condition and preparation
Preparation is often the most variable part of the job. According to the Polyurea Rayston datasheet, the crew must prepare concrete mechanically, with high-pressure sand or abrasion, to open the pores. In addition, the surface must be flat, compact, clean and dry. A pull-off test must show at least 1.4 N/mm², and any cracks need repair first.

Therefore, a roof with loose screed or an old, failed membrane needs more labour before any spraying starts. If your roof already has a membrane, read our guide to re-roofing over an existing membrane.
2. Primer type and number of coats
The primer depends on substrate moisture. The European Technical Assessment for the Polyurea Rayston roof kit lists two primers:
- Rayston Epoxy 100, an epoxy primer for dry substrates, at 0.3–0.8 kg/m².
- Humidity Primer, a water-dispersed epoxy primer, at 0.3–0.5 kg/m².
The membrane datasheet sets support moisture below 4%. Also, where underlying moisture is suspected, it recommends two coats of epoxy primer, with quartz sand spread over the second coat. Each extra coat adds material and time to the quote.
3. Membrane thickness and consumption
Thickness is the largest material line in any polyurea quote. The Polyurea Rayston datasheet gives 1.5–2.0 kg/m² for a 1.5–2 mm membrane. Meanwhile, the roof kit assessed in ETA 16/0148 calls for at least 2 kg/m² and a minimum thickness of 1.9 mm.
For this reason, always ask each bidder to state kg/m² and millimetres in writing. A lower price per m² can simply mean a thinner membrane.
4. Topcoat on exposed roofs
Polyurea Rayston is an aromatic product. Its datasheet says a colour change is expected under sunlight and that this change does not affect its mechanical properties. It also lists an Impertrans or Colodur topcoat for exposed areas.
The ETA kit includes these topcoats at 0.25–0.35 kg/m². So a roof with a topcoat costs more than one without, but it keeps its colour. Our article on the aliphatic topcoat explains the options.
5. Details: drains, upstands, joints and pipes
Open roof areas are fast to spray. Details are not. Every drain, upstand, expansion joint and pipe penetration needs extra preparation and careful hand work. Consequently, a small roof full of plant bases can cost more per m² than a large, open one.
6. Roof size, height and access
Hot-spray polyurea needs heated equipment. The datasheet recommends 65 °C for component A, 75 °C for component B, 65 °C for the hose and at least 140 bar while spraying. Because this set-up is the same for any roof, small areas carry a higher share of mobilisation. Height, crane needs and night work also add to the price.
7. Quality control
Good contractors measure as they work. The datasheet asks the applicator to check coating thickness during spraying. Similarly, the ETA recommends supervising the amount of material used (kg/m²) and checking visually that each coat fully covers the one below. These checks take time, but they protect your investment.
How long does polyurea roof waterproofing last?
Lifespan is the other half of the polyurea roof waterproofing cost question, because a longer service life spreads the price over more years. ETA 16/0148 is based on an assumed working life of 25 years (category W3). However, the ETA clearly states that this “cannot be interpreted as a guarantee given by the manufacturer”.
The British BBA certificate 18/5582 states a service life in excess of 25 years under normal conditions, with adequate maintenance and repair. Note that this certificate is valid only within the UK. It also calls for six-monthly inspections and maintenance.
Therefore, include maintenance in your budget. The datasheet lists simple tasks: removing leaves and dirt, keeping storm drains working and checking flashings. You can learn how ETAs work on the European Organisation for Technical Assessment (EOTA) website.
What the certificates cover, and what they do not
Certificates belong to a product or a kit, not to a roof or a contractor. For Polyurea Rayston, Krypton Chemical lists:
- CE marking to EN 1504-2 (0370-CPR-2247).
- ETA 16/0148, issued under ETAG 005 for a liquid-applied roof waterproofing kit based on pure polyurea.
- BBA 18/5582 for flat or pitched roofs with limited or pedestrian access (UK only).
In addition, the ETA says the kit must be installed by qualified installers using only the kit components it lists. You can read the full ETA 16/0148 (PDF) and the product page for the Polyurea Rayston pure polyurea membrane.
Checklist: how to compare two polyurea roof quotes
Use this table when two offers for polyurea roof waterproofing cost look very different. Ask every bidder for the same items.

| Preparation | Method and pull-off test | Mechanical preparation; at least 1.4 N/mm² |
| Primer | Product, coats and kg/m² | 0.3–0.8 kg/m² (Rayston Epoxy 100) or 0.3–0.5 kg/m² (Humidity Primer) |

Polyurea roofs in Target’s projects in Egypt
Target Engineering has carried out roofing waterproofing with pure polyurea on several Egyptian projects. These include Egypt Telecom Stadium, Faisal Bank in the New Administrative Capital, QNB New Capital and Al-Salam School in Asyut. Each roof had its own preparation and detailing needs. That is why we survey every roof before we quote a polyurea roof waterproofing cost.
We apply both hot-spray and cold-applied systems. Our guide to hot and cold applied polyurea compares them. For the wider picture, see our polyurea waterproofing guide. If you are still choosing between materials, our article on liquid polyurethane roof waterproofing covers the PU route.
Frequently asked questions
Is there an average polyurea price per m² in Egypt?
We do not publish one, because the drivers above change the polyurea roof waterproofing cost from roof to roof. Instead, we survey the roof and give a written breakdown.
Is hot-spray polyurea more expensive than cold-applied?
Hot spray needs a heated plural-component machine and a trained crew. Cold-applied systems are rolled or spread. Which is cheaper depends on area, details and access, so compare complete quotes.
Can polyurea be applied over an old roof?
Sometimes. Krypton’s Polyurea Primer Flex is listed for PVC, EPDM and asphalt felts, but not for polyolefins. A survey decides whether the old layer stays or goes.
Does a polyurea roof need a topcoat?
On exposed roofs the datasheet expects a colour change in sunlight and lists Impertrans or Colodur as the finish. Under tiles or other protection, the project specification decides.
How soon can it rain after spraying?
According to the datasheet, under most conditions (25 °C, 50% relative humidity) the membrane is rain-resistant after 10 minutes.
